Job DetailsOur client is expanding its Cost Segregation practice and is seeking an experienced Senior Cost Segregation Associate to join a collaborative team of engineering and tax professionals. This role is ideal for someone who enjoys blending technical expertise with client-focused consulting to deliver meaningful tax savings through engineering-based cost segregation studies.
You'll work on a diverse portfolio of commercial and residential properties, conduct field inspections, analyze construction and financial data, and produce high-quality, IRS-compliant studies that provide lasting value to clients. Key Responsibilities
- Conduct onsite property inspections to document building components and gather information necessary for engineering-based cost segregation studies.
- Evaluate construction drawings, contractor records, project costs, and financial documentation to identify assets eligible for accelerated depreciation.
- Perform detailed asset analyses and develop cost allocations that align with IRS depreciation guidelines and MACRS requirements.
- Prepare comprehensive technical reports and supporting documentation designed to withstand IRS review.
- Serve as a technical resource for clients and internal teams by explaining methodologies, findings, and applicable tax treatment.
- Utilize industry-standard software, including RSMeans, AutoCAD, Microsoft Office, and Bluebeam (or similar tools), to perform analyses and prepare deliverables.
- Remain current on changes to tax regulations, depreciation guidance, and industry best practices to ensure continued compliance and technical excellence.
- Collaborate with cross-functional teams to deliver projects accurately, efficiently, and on schedule.
Qualifications
- Bachelor's degree in Engineering (Civil, Mechanical, Electrical, or Architectural), Construction Management, or a related technical field.
- Five or more years of experience performing engineering-based cost segregation studies.
- Strong knowledge of MACRS depreciation, asset classification, and applicable IRS regulations.
- Experience reviewing construction documents, estimating project costs, and developing engineering-based cost analyses.
- Proficiency with RSMeans, AutoCAD, Bluebeam, Microsoft Excel, Microsoft Word, and other technical software used in cost segregation engagements.
- Proven ability to prepare detailed technical reports and communicate findings clearly to clients and colleagues.
- Excellent analytical thinking, organizational skills, and attention to detail.
- Ability to manage multiple client engagements while consistently meeting deadlines.
- Strong interpersonal and communication skills with a collaborative, client-service mindset.
- Willingness to travel as needed for property inspections and client engagements.
